Most real estate investors specialize. It helps them raise capital but ties their hands when their strategy falls out of favor, leaving them either chasing deals that no longer pencil, accepting lower returns, or sitting out of cycles entirely.

Our principal's experience spans transacting on > $600MM of properties and investing > $220MM into nearly every asset class, from multifamily to mobile home parks, shopping centers to industrial buildings, hotels to creative office, and across multiple growth markets. That breadth lets us form a thesis, identify and mitigate the real risks, and get ahead of capital, bringing our investors the best available opportunity at any point in the cycle.

We offer investments on a deal-by-deal basis. Capital and risk are matched deliberately, allowing investors to see the asset, the structure, and the business plan before committing.

We may pursue a fund vehicle if a specific opportunity set demands committed capital to secure substantial, below-market pricing, but our default is to bring real deals to our investors to offer them maximum optionality.

A lean team lets us build each deal around a low-fee, performance-oriented structure. Most institutional sponsors stack acquisition fees, guaranty fees, asset management fees, development fees, and exit fees, earning substantial economics before a single dollar is returned to investors.

We take only what we need to care for the asset properly and earn our compensation only when our investors are thrilled to pay it.
